2.	House Cleaning<br>

3.	Services Provided within the Scope of Leasing Owner Property to Third Parties<br>
<br>
3.1  The Company has the right to lease the Owner's premises without prior approval at a  rental fee <br>
of $90.00 per day  plus tax. The Company shall keep a leasing occupancy schedule, advise the Owner of each occupancy and settle accounts with the Owner  on termination of the rental period. The Company shall receive 10 % of the net rent. Services mentioned in section 3.2  are 	also included herein.<br>
<br>
        3.2   Should a  leasing arrangement be effected by the Owner, the Company shall receive a flat fee of 		$50.00 for its services: i.e., collection of rent, deposit, and charge for final cleaning, 			transfer of premises to and from the tenant, as well as house instruction.<br>
<br>
	The Company  shall accept all major credit cards  and assigns all incurred bank charges in the <br>
                  amount of  3.0 % to the Owner.<br>
<br>
<br>
      3.3	 In addition to the rent, the Tenant is also responsible to pay for final cleaning of the premises.<br>
<br>
      3.4	 The Company has the right to  advertise the vacation properties listed by the Company and 		cooperate with travel agencies (travel offices and internet travel providers) in the U.S.A. and 		Europe. This right of cooperation is exclusively granted to the Company. The Company  			coordinates with and acts as a contact agency for the travel agencies. The Owner has the right to 		conduct his/her own advertising activities in order to market his/her house in any manner he/she 		may  choose, provided, however, he/she does not  underprice the Company through media 		accessible to the public. The Company and the Owner agree to the aforementioned services, fees and charges.<br>
<br>
The Agreement commences on March 1, 2003 and expires 12 months after commencement, at the earliest. The Agreement renews implicitly for a period of 12 months if neither the Owner nor the Company  cancels three months prior to expiry of the contract. In case of cancellation, all leasing arrangements for periods extending beyond the period of this Agreement, which have been approved by the Company and are binding, as well as all fees connected therewith, remain in force.<br>
<br>
The Owner  grants authority to the Company  to act as householder during the Owner's absence. This includes: invoicing of tenant occupancies and transferring receipts to the Owner's account, instructing tenants in order to prevent damages to the Owner's property from occurring, if necessary, banning a tenant(s) from entering the premises or asking a tenant to leave the premises. By signing this contract, the Owner agrees to transfer a deposit in the amount of $ 1,000.00  to the Company to settle accounts of lesser  amounts and current costs. After each monthly settlement of accounts, the Owner is obligated to furnish the Company-without delay- with compensatory funds; if necessary, additional funds to replenish the Company's expense account as the Company is not authorized to perform for the Owner in advance.<br>
<br>
The area of jurisdiction and place of litigation is Cape Coral, Lee County, Florida.  The statutes of the State of Florida, as well as the ordinances of Lee County and the City of Cape Coral apply.<br>
